4 things you need to do before your floor sander arrives.

How to avoid extra charges & delays.

Four things to do Before we arrive to avoid delays and extra charges.

1. Have the Full Power on the house Before you get us in. *See suitable Power below if this is not possible.*

2. Have the Floor totally clear and swept out. *The day before to avoid a cleaning charge. Labourers are late, we are early.*

3. Have all Cars parked on the road, and the Driveway Clear the night before we arrive. *We start early.*

4. Have No other trades present. (Number 4 makes 3,2,& 1 easier.) *Our vehicle has to be the closest to the entrance, & no one can walk on our floor once we start, and these two often offend other trades.*

Organise those simple Four things and you do not need to read the rest of this page. If any of those four things are not possible you need to read this page carefully, as extra charges apply.  Call us immediately to clarify if unsure.

Unsuitable Power

  •   A Power pole more than 20 Metres from the floor (Most are not suitable)
  •   Power from the house next door
  •    One point in a metre box with other trades plugged into it
  •    An extension cord for us to plug into
  •    A generator with less than 12 KVA will not turn over the machines
  •   A 10 amp power point with a 16 amp circuit breaker will constantly trip   (Replace with 20 amp breaker)
  •    Fuses with less than 20 Amps will trip
  •    Compressors will constantly trip out the power if plugged in whilst we are sanding

Suitable Power

  •   Full Power on a Normal house
  •   A normal 10 Amp Power point, on a normal 20 amp circuit breaker, inside the house. (Two of these are better than one, for speed.)
  •   A Generator with minimum 12 KVA capacity.  A 20 KVA Generator is Better as we can run multiple machines at the same time

Acceptions with conditions

  • A 10 Amp Power Point in the metre box is only acceptable with 32 amp circuit breaker ONLY IF NO Other trades at all are using it.  NO ONE, No exceptions.  If that is the only power on site, then we need to be the only trade on site, or supply a generator.  It also has to be on the building, not 20 metres from the house on a temporary pole.

We use large industrial sanding machines.  They are meant to run off the lead supplied with the machine only.  The longest lead supplied is 25 Metres.

If you have an exceptionally long house or floor, than its safest to have a point at either end and one in the middle.  This will illiminate lengthy delays.

If it is not practicable to supply sufficient power, than we can oraganise a Genetrator for an additional cost.  You may organise one yourself.   The generator needs to be minimum of 12 KVA.

A 20KVA is even better, as we can run multiple machines off a 20 KVA generator.  Remember the generator also needs to be dropped off close enough for a 25 Metre cord to reach all floor area.

So under a window in the middle of the structure is usually acceptable.

Access.

We need clear, clean access.  The cleanest part of the Job needs to be between our Van and the Floor we are doing.

We have to make 50+ trips back and forth to our van during the day.  So whatever is between our van and your floor, ends up on your floor.

No other trades should be onsite.  We need our van right at the doorstep.  Not 3 vehicles back.

Most trades have only hand tools, we have machines that weigh in excess of 100KG that must be carried to the floor.  Other trades get upset when asked to move their vehicles.

We should be last on the job.  To avoid arguements, do not have any other trades present as they will not be permitted to walk on our floor.

50 Metres of black MUD between our van and your floor is not good.  We understand that this cannot always be avoided, however if the site has very poor access like this example, then you need to understand that we won't do the job whilst it is raining and wet.  Under these conditions, We need Dry access.

Rain is O.K. if we have cement paths to walk on.  Its not O.K. if we have lengthy walks across mud, dirt or Grass.

Home Owners

On the morning we arrive, we are most likely to pull into your driveway.  We start at 7.00 am every morning, unless otherwise advised.

So please park your car out on the road, Prior to our arrival.  We like to get started straight away, unloading our equipemnt.  It is not efficient to then have to stop work and move our vehicle for you to get yours out.

Also EVERYTHING needs to be off the floor.  Yes Everything.  I'm am constantly amaised at how many times people say to me, "Oh Can't you just sand upto the object and then move it to one side, and then sand the other side?"  Yes, I could but how am I going to levitate the object whilst I coat the floor?  The floor will be wet for hours.

We are very efficient with our process.  We go over the ENTIRE Floor with the First Paper.  So everything needs to be off the floor PRIOR to us arriving.

Furniture

We do not move furniture.  We are not insured to move furniture, and I am sure breakages would offend.

Please call yourlocalmovers who are experts at moving furniture, if you are unable to move it yourself.  They will gladly move any and all items for you, and the have a "Stress-free guarantee."

They have trolleys and lifting straps and they are insured for all breakages. Please have all of this done before we arrive.

Please sweep the area as well.  It does not need to be vacummed or washed, just swept is fine thankyou.

Builders

Cleaning charge.  If the area is covered with boxes of tiles or paint cans or left over Timber or even appliances etc, There will be a cleaning charge.  The floor needs to be 100% bare, Nothing on it at all and swept out.

We start early and we are always on time.  Your labarourers always show up late, AFTER we have cleaned up their mess.  You will be charged for this.

It is no use complaining that you had sent someone to do it after we have already done it.  Send them the day before we arrive and you avoid the cleaning charge.  A Typical cleaning charge Starts at $200.  We are tradesman, Not labourers.  If you want to pay Labourers rates for cleaning, Then get your labourers to clean BEFORE we get there.

This may sound hard, however, You ring up with no notice, you want the floor done immediately, immaculately and instantly, and you want Builders Rates, and you want time to pay.

In return, we want a Clean floor, with acceptable access, and suitable Power, with everyone and everything out of the way.  Fast, Clean & Efficient.  All things are possible.  Mark Jolley.
